My 2026 Prediction: The "wait and see" era is ending. With the spring weather right around the corner and interest rates becoming much more compelling, I’m seeing a shift. Sellers who have been "tired of waiting" are finally ready to move. While I expect prices to remain flat, that’s actually a sign of a healthy, stable market. Most of you are sitting on a significant pile of equity, and that stability means you can finally make your next move with confidence. For serious buyers, our luxury market is currently chock-full of realistic sellers and private listings that never hit the public apps.
Keeping the Deal Together (When it Counts)
Experience isn’t just about knowing the neighborhoods; it’s about what happens when things go sideways.
Just before Christmas, I was working on a deal that nearly fell apart. The buyers were set on an online lender that promised the moon but delivered a nightmare—changing the loan classification and jacking the rate just three days before closing. It was a high-stress moment that could have ended in a heartbreak. But by keeping the sellers calm, staying available for every frantic phone call, and advocating for the truth, we salvaged the deal. Those buyers didn't get in for Christmas morning, but they are moving in any day now.
